JUST THE FACTS OF SEALCOATING:

Asphalt Sealing, also known as “SEALCOATING”, is the process, and application of, applying a liquid sealer to an asphalts surface, thus slowing down the deterioration process and preventing future “breakdown” of the asphalt’s surface. Sealcoating your asphalt will add years to the life of your parking lot or driveway. That’s a fact.

Sealing asphalt was originally done up north to protect the asphalts surface from extreme weather conditions like snow, ice and salt, as well as to protect the asphalts surface from the typical oxidation process that occurs from the sun and heat.

In fact, asphalt sealing, or sealcoating, was originally what got the owner of ALM Asphalt into this industry. It all started with the purchase of a sealcoat machine and parking lot striper. Literally, ALM Asphalts conception began with asphalt sealcoating. This is how we entered the “asphalt business”. We started out sealcoating, and to this day, we continue to sealcoat.

WHAT IS SEALCOAT? WHY DO I NEED SEALCOAT?
Sealcoat, or asphalt sealing, is the process of applying a liquid sealant to the top layer an asphalts surface. The product, “ASPHALT SEALANT”, and the application process, “ASPHALT SEALCOATING”, are designed to protect and extend the life of your asphalt. Like paint, or sunscreen, asphalt sealer acts as a barrier between the asphalt and the natural wear and tear of everyday use.

A good quality asphalt sealer, when mixed right and applied properly, to a clean surface, will extend the life of the asphalt. The typical life span of an asphalts surface is approximately 9 – 11 years.

What we have found, and what is now obvious in this industry, is that a parking lots condition, and its overall life span, can drastically be improved and lengthened by regular and preventative maintenance, specifically by sealing and crack filling your asphalts surface as needed.

There is clear data that shows if a quality asphalt sealer is applied by a quality “seal coater”, or reputable contractor, every 4 to 6 years; it can, and if done early enough in the asphalts life, it will, extend the overall life of a parking lot, or driveway, up to 25 years.

Keep in mind, as discussed above, sealers are not the same. Even sealers from the same manufacture, are not the same.

Why? Because sealers come in a concentrated mix, and per manufactures specs, water is added. It is at this stage that dishonest contractors can cheat, add more water than required, dilute the batch of sealer, and apply an inferior product, knowing the customer will never know until a month or so down the road when the sealer starts to wear off and peel up.
